Should I buy a house with stucco?

Stucco is not a reason to walk away, but it is a reason to inspect before you commit. Properly installed and sealed stucco lasts decades. The risk is water getting in behind it and sitting there, which does not show on the surface until the damage underneath is expensive.

Why is my stucco cracking, and is it serious?

Fine hairline cracks are common and often cosmetic. Cracks that matter are wider than a credit card edge, run diagonally from window and door corners, or come with staining or soft spots. In the Houston area, clay soil movement makes cracking more likely, so cracks are worth testing rather than assuming.

What does a stucco inspection check?

A Level 2 invasive inspection uses small probes through the stucco to measure moisture in the wall behind it, which is the only way to get a definitive answer where readings or staining suggest a problem.

Is EIFS or synthetic stucco a bigger risk than traditional stucco?

It can be. EIFS is a foam-backed system that holds water against the sheathing if it is not drained and sealed correctly, so a failure does more damage before anyone notices. We inspect both. If a home is EIFS-clad, moisture testing matters more, not less.
