A home inspection is more than a formal report. Our Texas-licensed inspectors walk the roof, attic, structure, foundation, electrical, plumbing, HVAC, and built-in systems, then deliver a clear, photo-rich report you can act on. We inspect beyond the TREC Standards of Practice, with same-day or next-day scheduling and your report the same day.

- What does a home inspection include?
- A Premier Home Inspection covers the structure, roof, attic, foundation, exterior, plumbing, electrical, heating and cooling, water heater, and built-in appliances, roof to foundation and beyond the Texas minimum. Termite, sewer scope, septic, pool, mold, and air quality are separate services you can add to the same visit.
- How long does a home inspection take?
- Most homes take two to four hours on site. Size, age, and condition drive the difference: a 1,500 square foot newer home is quicker, a large or older home with a crawlspace takes longer. Add-on services like a sewer scope run alongside the main inspection, so they rarely add a separate visit.
- Should I attend my home inspection?
- You are welcome, and most buyers find it worth it. The useful approach is to arrive for the last hour, so your inspector can work without interruption and then walk you through what they found in person. You get the reasoning behind the report, not just the list.
- Will the inspection fit inside my option period?
- Yes. A Texas option period usually runs seven to ten days from a signed contract, and we schedule same-day or next-day across most of the Houston area with the report delivered the same day. That leaves room to read it, get quotes, and negotiate before the deadline.
- What happens if the inspection finds major problems?
- You get a photo-rich report that separates safety issues from maintenance, so you can see what actually matters. From there you can ask the seller for repairs or a credit, renegotiate, bring in a specialist such as a structural engineer, or walk away inside your option period.
- Do I need an inspection on new construction?
- Yes, and ideally more than one. New homes are built fast and inspected by the city against code, not for workmanship. We inspect at pre-pour, pre-drywall, and at final walkthrough, then again before the first-year builder warranty expires, while the builder is still responsible for fixing what we find.
- How do I read the inspection report?
- Every report leads with a plain-language summary, then details each finding with a photo and the location. Read the summary first, then the deficiencies. A long report is normal and does not mean the house is bad: inspectors note everything, including small maintenance items. Call us and we will walk through it with you.
