Pre-Drywall Inspection
See the frame, wiring and plumbing before the walls close.
- Texas-licensed (TREC)
- Beyond the TREC minimum
- Reports the same day
Once the drywall goes up, the frame, wiring, plumbing and ductwork disappear for the life of the house. A pre-drywall inspection is the one chance to look at them, while a fix is still a day's work for the builder rather than a demolition job for you.
What we check
- Framing, bracing and structural connections
- Electrical rough-in and panel feeds
- Plumbing rough-in, drains and supply lines
- HVAC ducting and returns
- Window and door flashing, weather barrier
- Insulation readiness and air sealing
Timed to the build
After the frame, wiring, plumbing and ducting are in, and before insulation and drywall.
Independent of the builder
The city inspects to code. We inspect the work, which is not the same test.
Report the same day
A photo at every finding, so you can send it straight to your builder.

- Should I get a pre-drywall inspection?
- If you are buying new construction, yes. It is the only point at which the framing, wiring, plumbing and ducting are finished and still visible. After drywall they are sealed in, and anything missed becomes a warranty argument instead of a same-week fix.
- What is included in a pre-drywall inspection?
- We review framing, bracing and structural connections, the electrical rough-in, plumbing supply and drain lines, HVAC ducting, window and door flashing, and the weather barrier. You get a photo-rich report the same day, written so you can forward it to your builder as it is.
- How long does a pre-drywall inspection take?
- Usually two to three hours on site, depending on the size of the home. You are welcome to walk it with us at the end, which is the fastest way to understand what the photos in the report are showing you.
- The city already inspects it. Why pay for another one?
- The city checks the build against code, which is a minimum standard, and spends a short time doing it. We inspect the workmanship on your behalf, with no relationship to the builder. The two tests look for different things, and only one of them is working for you.
- When exactly should it be scheduled?
- After framing, electrical, plumbing and HVAC rough-ins are complete, and before insulation goes in. Ask your builder for the drywall date and book a few days ahead of it. Tell us that date and we will fit the visit into the window.
- What if the builder will not let an inspector on site?
- Most Houston-area builders allow it, and your contract usually gives you the right. If yours resists, that is worth knowing early. We can inspect from the point you are permitted access and document what is visible.
