We collect only what we need to answer you and to carry out an inspection. That falls into three groups.

• Information you give us on a form. Our contact form collects your name, email address, phone number if you choose to give one, and your message. Our realtor class request form collects your first and last name, company name, email address, phone number, preferred dates and times, and any comments. Both forms include an optional, unchecked box to consent to text messages.
• Information you give us when you book. Booking is handled inside a scheduler provided by Scope Inspect, which opens in a window on our site. Information you enter there, such as the property address and appointment details, is collected by that scheduler and used to schedule and deliver your inspection.
• Information collected automatically. When you visit, our analytics tools record pages viewed, approximate location derived from your IP address, device and browser type, how you arrived at the site, and actions such as clicking a phone number or completing an estimate. This is collected through cookies and similar technologies.

We use the information above to:

• Reply to your enquiry and give you a price or an appointment.
• Schedule, carry out, and deliver your inspection and inspection report.
• Send you service messages about your appointment and report, by email, phone, or text message if you consented to texts.
• Answer questions, resolve problems, and keep a record of our correspondence with you.
• Understand how the website is used so we can improve it, measured in aggregate rather than to build a profile of you.
• Meet our record-keeping obligations as a licensed Texas inspection company.

By providing your mobile phone number, you consent to receive SMS messages from 1st Rate Inspections LLC related to scheduling your inspection, appointment reminders and confirmations, delivery of your inspection report, and replies to questions you send us. Message frequency may vary. Standard message and data rates may apply depending on your carrier.

Consent to receive text messages is not a condition of any purchase. The checkbox on our forms is optional and is never ticked for you.

You may opt out of receiving SMS messages at any time by replying STOP to any SMS message you receive from us. After opting out, you will receive a confirmation message, and we will stop sending SMS messages to your number. Your phone number is handled in accordance with this Privacy Policy, at https://1strateinspections.com/privacy. We do not share SMS opt-in consent with any third parties for solicitation purposes.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We do not sell your personal information. We do not rent, trade, or share it with third parties for their own marketing.

We share information only with service providers who help us run the business, and only so far as they need it to do that work. These are:

• Resend, which delivers the email our forms send to our office.
• Scope Inspect, which provides our online scheduler and our inspection reporting.
• Cloudflare, whose Turnstile service checks that a form submission is from a person and not a bot.
• Google, which provides Google Tag Manager and Google Analytics for website measurement, and the maps embedded on our Contact and Service Areas pages.
• Microsoft, which provides Clarity for anonymised website usage analysis.
• Render, which hosts this website.
• Our telephone and text messaging provider, which carries calls and messages to and from our business numbers.

Each company listed above acts on our instructions and may use your information only to provide that service to us. None of them may use it for their own marketing, and none of them is sold or given your information for their own purposes.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

If you tick the box to receive text messages from us, that consent and your mobile number stay with us and with the provider that delivers the message. We do not pass them to anyone else, we do not sell them, we do not share them with affiliates, and no other company will text or call you because you gave your number to us.

Text message opt-in data and consent are never included in any information we share, for any purpose.

This website uses cookies and similar technologies through Google Tag Manager, Google Analytics, and Microsoft Clarity. These tell us which pages are visited, how people move through the site, and which enquiries come from search, from Google Maps, or from a direct visit.

We use this to improve the website. We do not use it to identify you personally. You can block or delete cookies in your browser settings, and Google offers a browser add-on to opt out of Google Analytics. Blocking cookies does not stop you using this site or contacting us.

We keep enquiry and booking records for as long as we need them to serve you and to meet our obligations as a licensed inspection company in Texas, including the period during which a question about a past inspection could reasonably arise.

Website analytics are kept according to the retention period set in Google Analytics and Microsoft Clarity. Text message consent records are kept for as long as you remain opted in and for a reasonable period afterwards, so we can show that consent was given and later withdrawn.

You can ask us to do any of the following, and we will act on a reasonable request:

• Tell you what personal information we hold about you.
• Correct information that is wrong or out of date.
• Delete information we no longer need to keep.
• Stop sending you text messages, by replying STOP to any message from us or by asking us directly.
• Stop contacting you for anything other than an inspection you have booked.

This website is served over an encrypted connection. Form submissions are protected by Cloudflare Turnstile and are sent to our office inbox over an encrypted connection. Access to enquiry and inspection records is limited to the people at our company who need it to do their job.

No method of transmitting information over the internet is completely secure, so we cannot promise absolute security. We do commit to handling your information carefully and to telling you promptly if something goes wrong that affects you.

This website and our services are intended for adults arranging a property inspection. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

Our site links to other websites, including our social media pages and the continuing education catalogue we point realtors to. Those sites are run by other companies and have their own privacy policies. This policy applies only to this website.

We may update this policy as our services or the tools we use change. The date at the top shows when it was last updated. If we make a change that materially affects how we use your information, we will make that clear on this page.
