The Brazos River shapes soils across the county
Eastern Fort Bend follows the Brazos River, whose floodplain alluvium the U.S. Geological Survey describes as fine to coarse sand, gravel, silt, and clay with a complex geometry. Soil conditions can change from one lot to the next, and the region's clay-rich, expansive soils, the kind USDA scientists describe as shrinking and swelling markedly with changes in moisture, drive the foundation movement a Texas inspection watches for. Two rivers, and a hard lesson from Harvey
Fort Bend sits between the Brazos and San Bernard rivers, both of which set records during Hurricane Harvey. A USGS streamgage on the Brazos near Rosharon, normally around 10 feet, peaked at 52.65 feet, roughly 10 feet above flood stage, and levee concerns drove large evacuations across the county. Prior water intrusion, drainage, and grading deserve attention here, and a sewer scope and a moisture check can pay for themselves on a home that has weathered a flood season.
