Can thermal imaging see through walls?

No, and anyone who says otherwise is overselling it. A thermal camera reads surface temperature only. What it shows is a temperature difference on the face of a wall or ceiling, which is often caused by something behind it: wet insulation, a missing batt, or a warm pipe. We then verify the cause.

Can thermal imaging detect mold?

No. Thermal imaging finds moisture and temperature differences, not mold itself. It is useful because mold needs moisture, so a thermal scan points to the damp areas worth investigating. Confirming mold takes sampling and accredited lab analysis, which is our separate mold inspection service.

What can thermal imaging find in a house?

Hidden moisture intrusion behind walls and ceilings, missing or settled insulation, overheating electrical components at the panel or in circuits, and areas losing energy. Findings are photo-documented with the thermal image alongside the normal photo, so you can see what we saw.

Can thermal imaging find a water leak?

Often, yes. A leak leaves a cooler, damp area that shows as a temperature difference long before a stain appears on the ceiling or wall. It is particularly useful around showers, water heaters, roof penetrations, and supply lines. We confirm anything the camera flags with a moisture meter.

Is thermal imaging worth it on a home inspection?

It is worth it when you want the issues a visual inspection cannot reach: a slow leak inside a wall, insulation gaps driving a high summer bill, or a hot breaker. It is a scan, not a guarantee, and it cannot find a problem that is not producing a temperature difference on the day.

How much does thermal imaging cost, and is it included?

Thermal imaging starts at $75 for homes up to 3,000 square feet, priced by square footage above that. It is already included in our New Construction, Healthy Home, and Platinum packages, so check whether your package covers it before adding it separately.
