Sprinkler / Irrigation Inspection questions

How can I tell if my sprinkler system is leaking?
The usual signs are a water bill that jumped without a change in habits, a patch of lawn that stays soggy or unusually green, low pressure at the heads furthest from the valve, and water pooling near a valve box. A system can also leak while switched off, through a valve that no longer seats.
What does a sprinkler inspection check?
We run every zone in turn and watch it work: head condition and spray pattern, coverage and overspray onto drives and walls, visible leaks and broken lines, and whether the controller and timer are doing what they claim. You get the faults by zone, so a repair quote can be checked against it.
How much does a sprinkler inspection cost?
It starts at $50 for homes up to 3,000 square feet and is priced by size above that. It is the cheapest thing on our list, and a single stuck valve or broken line usually costs more than that every month it runs unnoticed.
How do I protect a sprinkler system from a Houston freeze?
Shut off the water supply to the system at the isolation valve, drain what you can, and insulate the backflow preventer and any exposed above-ground pipe. The backflow device is the part that usually splits here, because it sits above ground and holds water.
