- Does a home inspection include the pool?
- No. A standard home inspection does not cover pool equipment, and most inspectors note only what is obvious from the deck. A pool and spa inspection is a separate service covering the pumps, filters, heater, bonding and surfaces. You can add it to the same visit.
- What does a pool inspection check?
- The equipment that costs money to replace: pumps, filters and heaters, and whether they run as they should. Then electrical bonding, the shell and surface condition, decking and coping, and visible safety items. You get the condition of each, so you know what you are inheriting before closing.
- Should I get a pool inspection when buying a house?
- If the home has a pool, yes. A heater or a pump is a four-figure replacement, a failing shell is five, and none of that is visible in clear water on a sunny afternoon. Inspect during your option period, while the cost is still something you can negotiate.
- How much does a pool inspection cost?
- A pool and spa inspection is a flat $175, whatever the size of the pool. We confirm the price when you book, and it can be scheduled alongside your home inspection so there is one visit rather than two.
- Does the inspection cover the pool fence or safety barrier?
- We note visible safety items, including the condition of gates, latches and the barrier itself. Whether a specific barrier meets the current requirement is a code question for your city or county, and rules differ across the Houston area, so confirm that with your local authority.
- How can I tell if a pool is leaking?
- Watch the water level over a few days against evaporation, which in Houston summer runs roughly a quarter inch a day. Losing noticeably more than that, a patch of wet ground near the equipment pad, or a pump that keeps losing prime are all worth investigating before you buy.
